Commercial EPC: Requirements and Procedures are a relatively new piece of legislation. Every commercial property sold or let in the United Kingdom must have a Commercial EPC (Energy Performance Certificate) at the time of marketing. This is due to various European and British parliamentary legislation which had been created in order to comply with the Kyoto Protocols. While the legislation, particularly in Britain, has been modified substantially since the Housing Act of 2004, the one constant feature of energy related legislation has been the Energy Performance Certificate.

As part of an effort to reduce both Carbon Dioxide (CO2) emissions and to reduce the volume of energy which the United Kingdom consumes per year, the Energy Performance Certificate regulations have been implemented as a legal requirement for all commercial properties being sold or rented. This includes sections of the property such as different office spaces let to different companies etc. and any addition or removal of said sections will require a new Commercial EPC to be commissioned and obtained. This is due to the significant change in energy performance such changes will bring. If you do not commission your Commercial EPC by the time of marketing the property, then you will be subject to a fine of up to £5000 which will be issued by Trading Standards Officers. You will also still be required to have the energy performance certificate completed and pay any costs which may be required, making the failure of acquiring the EPC prior to marketing a catastrophic mistake.

After you have hired a qualified Non Domestic Energy Assessor for your Commercial EPC: Requirements and Procedures, they will carry out an assessment of your commercial property and inspect details such as the lighting, ventilation, window frequency, window glazing, heating systems, hot water systems, insulation, building dimensions, number of rooms etc. The Assessor will then use this data to create your Commercial Energy Performance Certificate.

The actual Commercial EPC will be a report which features ratings for energy performance and CO2 emissions. The energy performance rating will be a score placed on a bar chart which is rated from A to G with A being the most efficient your property can be and G the least. This score will be standardised to provide a guide to how well your property compares to others of a similar type. There will also be recommendations to improve the ratings of your property in a cost-effective way and can significantly improve your overall rating if implemented. The estimated running cost will also feature on the certificate with the potential savings listed in order to prove that implementing the recommendations is more often than not the best course of action to take.
