Gas Safety- A Concept that Every Tenant Should Be Aware Of

Moving into a new property can induce a combination of feelings such as excitement, worry and nervousness. Moving home symbolises a new chapter of your life but without being Gas Safe moving into a new property could put your life at risk. As a tenant it is your legal right to live in safe domestic environment. As part of ensuring a safe home environment your landlord is obliged to carry out certain legal requirements when it comes to Gas Safety.

According to the official Gas Safe Register website these legalities stipulate that a landlord must:

• Maintain pipework, appliances and flues provided for your use in a safe condition.
• Carry out a 12 monthly gas safety check on each gas appliance/flue. A gas safety check will make sure gas fittings and appliances are safe to use.
• Provide you with a record of the annual gas safety check within 28 days of the check being completed or if you’re a new tenant before you move in. If a property or room is hired out for less than 28 days at a time, it is also permissible for your landlord to display a copy of the current Landlords Gas Safety Record in a prominent position within the property.

By law the above points are your landlord’s responsibility. However not all landlords enforce Gas Safety checks that’s why it is important for tenants to take a diligent approach when it comes to researching their landlords and enquiring about your rights.
