What is an EPC?

An EPC, or Energy Performance Certificate, is an energy efficiency assessment which is legally required for all properties in the UK that are about to be placed on the property sales and lettings market. A Business EPC is an EPC that has been designed for properties used as a place of Commerce, and is more commonly referred to as a Commercial EPC.

Why do I need to have a business EPC?

If your property is used, or going to be used, for company offices, shops, restaurants, cafes etc. then you are required to have a business EPC. This is because businesses generally use more energy than domestic properties and, given the previously substandard qualities of commercial properties when it comes to energy efficiency, more stringent regulations have been put in place. This means that businesses require more thorough testing and assessments than a domestic property would do and the business EPC is the result.

What is on the EPC?

The EPC is probably most recognisable by the energy efficiency bar chart. The bar chart, which features prominently on nearly all electrical appliances in shops, has ratings from A to G which are used to symbolise how efficiently the appliances uses energy. The EPC takes this chart and adapts it to properties, showing the general energy efficiency of the building. If you score in the lower grades, you are strongly advised to improve your property’s energy systems and implement the recommendations supplied on the EPC certificate.
