Energy Performance Certificates and the Green Deal

Energy Performance Certificates and the green deal can be very useful to you. Energy performance certificates (EPCs) are a legally required document for any property being sold or let in the United Kingdom. Energy Performance Certificates are also useful for seeing how much money you could be saving on your energy bills. In an effort to make homes more energy efficient, the Government is in the process of introducing a new Green Deal Scheme, designed to reduce the cost of improvements to your property and spread the payments as thinly as possible.

When you have your energy performance rated on an Energy Performance Certificate, you will be shown, in detail, where your fuel is being wasted and how the waste can be reduced. For example, say your windows are only rated two stars in the Energy Performance Certificate. One possible improvement could be to increase the glazing on the windows and this would be one of the recommendations listed in the EPC. You will then be given three important pieces of financial information. Firstly, you will be shown how much it would cost to make the improvement. Secondly, the savings you will make over a three year period will be given. Finally, you will find out if the improvement will be eligible for the Green Deal Scheme.

The Green Deal has, so far, been poorly explained to the public and is stuttering as a result. In the most simple terms, the Green Deal is being launched by the Department of Energy and Climate Change (DECC) in order to reduce the volume of wasted energy produced by homes in the United Kingdom. It is trying to do this by making the improvements listed on the Energy Performance Certificate as affordable as possible by spreading the costs out over a number of years. These costs are paid for in very low installations attached to your energy bills so you should barely notice, if you notice any at all, increases in your energy bills. After all, the improvements you are paying for have been designed to reduce your energy bills, so technically it shouldn’t cost you any more money at all.

An Energy Performance Certificate can be ordered any time you want to check how well your property is performing in terms of energy efficiency. It is mandatory to have an EPC, however, if you are placing your property on the market as a commercial or domestic property for sale or to let.
