When will I need an EPC Certificate?

You will need to be able to produce an EPC Certificate on demand by Trading Standards Officers during the process of you selling or letting a property. If you do not have one, you will be liable to pay a fine of up to £5000 as well as be forced to pay for an EPC Certificate as well. EPCs are legal requirements and, with very rare exceptions, are mandatory for all property transactions in the UK. You can, of course, obtain an Energy Performance Certificate at any point during the ownership of your property and they really are useful for helping to cut down fuel bills.
