Energy Performance Certificate
An Energy Performance Certificate (EPC) is produced using standard methods with standard assumptions about energy usage so that the energy efficiency of one building can easily be compared with another building of the same type. This is always accompanied by a report listing ways to improve the energy rating of the property if all suggestions were met. There are two types of Energy Performance Certificate, a Domestic EPC (for houses, flats and apartments) and a Commercial EPC (for restaurants, dentists, shops etc.)
New government legislation requires ALL rental and sale properties to have a valid Energy Performance Certificate (EPC) prior to being marketed by the agent. This gives prospective tenants or purchasers an insight into the energy performance and running costs of the dwelling. Trading Standards Officers now have the power to issue fines for the failure to produce an Energy Performance Certificate (EPC). These fines range between £500 and £5,000 depending on the rateable value of the property/building and you will then still be expected to have an EPC issued.
It is the responsibility of the person selling or renting a building to have a valid energy performance certificate to show to prospective buyers or tenants. The Energy Performance Certificate (EPC) must be given to the eventual buyer or tenant.
An Energy Performance Certificate (EPC) is valid for 10 years. It is encouraged that you update your Energy Performance Certificate when any works are carried out on the property that may improve its rating such as a new boiler/insulation or double glazing. This is advantageous to the landlord and prospective buyers or tenants.
